Frequently Asked Questions

Answers to the questions we hear most from Jacksonville Beach homeowners about pricing, safety, scheduling and what to expect.

How much does pressure washing cost?

+

Pricing depends on the size of the area, the surface, and how much buildup there is. We give upfront, no-obligation quotes — usually the same day you reach out — so you know the exact cost before we start.

Is pressure washing safe for my roof and siding?

+

High pressure can crack shingles and force water under siding. That’s why we soft wash roofs and siding — low pressure with the right cleaning solution — and reserve higher pressure only for tough surfaces like concrete and pavers.

How often should I get my house pressure washed?

+

Most Florida homes benefit from a cleaning once a year — our humidity and heavy tree cover make algae, mold, and roof streaking come back fast. Coastal or shaded properties often need it more often.

What’s included in a pressure washing service?

+

Every service includes a full inspection of the area, the right pressure and cleaning solution for that surface, and a thorough rinse. For roofs and siding we soft wash; for driveways, walkways, and pool decks we use surface cleaners built for concrete and pavers. We also do a walk-through with you afterward so you know exactly what was done.

Will pressure washing damage my plants or landscaping?

+

We take care around landscaping, covering or rinsing nearby plants when needed and using pressure levels and cleaning solutions that are safe for your lawn and garden beds.

What areas do you serve?

+

We’re based in Jacksonville Beach and serve Duval and St. Johns County, including Jacksonville, Jacksonville Beach, Atlantic Beach, Neptune Beach, Ponte Vedra Beach, and St. Augustine. Not sure if you’re in our area? Give us a call and we’ll let you know.

What’s the difference between pressure washing and soft washing?

+

Soft washing uses low pressure with a cleaning solution designed to break down algae, mold, and mildew, which is the right approach for roofs, siding, and other delicate surfaces. Pressure washing uses higher water pressure to physically blast away grime, which works well on tough, durable surfaces like concrete and pavers but can damage shingles or force water behind siding if used in the wrong place. We match the method to the surface every time.

Why does my roof or siding turn black or green in Jacksonville?

+

Those dark streaks and green films are usually algae — often Gloeocapsa magma — along with mold and mildew that thrive in Jacksonville’s humidity, heat, and salt air. They spread quickly once established, which is why the staining tends to come back over time rather than being a one-time issue.

Can pressure washing remove oil and rust stains from my driveway?

+

Fresh oil and rust stains often lift significantly with hot-water pressure washing and the right cleaning solution, though older or deeply set stains may only partially improve. We’ll take a look and give you an honest assessment of what to expect before we start.

Do I need to be home during the appointment?

+

You don’t need to be home for most jobs as long as we can access the areas being cleaned and there’s a water source available on site. We’re happy to text or call with updates if that’s helpful.

How long does a typical pressure washing job take?

+

It depends on the size and scope of the work — a driveway or small patio might take under an hour, while a full roof, siding, and driveway package can take most of a day. We’ll give you a time estimate when we quote the job.

Is pressure washing safe for pool decks and screened enclosures?

+

Yes, when the correct pressure and technique are used. Pool decks and screened enclosures need lower pressure and careful technique to avoid damaging screens, pavers, or coatings, which is why we match our approach to what’s actually there.

What’s the best time of year to have my property cleaned in Florida?

+

Pressure washing works year-round in Florida. Many homeowners clean up before hurricane season to clear debris and buildup, or after it to rinse off storm residue and organic growth. There’s no wrong time of year — algae and mold don’t take a season off here.
